Foundry 33 will be first apartment complex in Marysville East

Residents got a first look at the final signage for a new apartment complex planned along Watkins Road during the upcoming Design Review Board meeting this week.

Marysville Planning and Development Manager Ashley Gaver said the project was first introduced to the board in January 2025. The proposal for the development, which will include 502 housing units, was approved at that time.

The complex, known as Foundry 33 and developed by Rockford Homes, will feature both townhomes and multi-family residences that will be released to the market. Plans call for 214 townhome units and 288 multi-family units.

Currently, the Foundry 33 project is the only development formally planned for the Marysville East expansion area. The complex will occupy 37.314 acres and will include multiple parking options. In total, 582 parking spaces are planned, most of which will be surface parking, with a smaller portion available through garages. This figure does not include townhome garage and driveway parking.

Design plans show a variety of amenities intended to serve future residents. Features include two dog parks on opposite ends of the complex, a clubhouse and pool, two retention ponds, a patio and grill area, and a central green space with a playground and seating, creating several areas for recreation and community activity.

The construction timeline is still uncertain, but officials said the signage approval and other final components of the plan are expected to be completed following this week’s meeting.
