The construction project for Jerome Township Division of Fire’s second station is out to bid.
JTFD Chief Douglas Stewart presented the Board of Trustees with architectural and engineering drawings of the proposed building during their most recent meeting.
He said the approximately 10,500-square foot building is “very safety oriented.”
Located at the corner of Ravenhill Parkway and Ewing Road on land donated by Nationwide Realty, Stewart said the station will help service the Jerome Village area but will ultimately decrease response times throughout all of Jerome.
“It’s going to benefit the entire township, long-term,” he said.
He noted that the public and firefighter entrance is off Ewing Road and has “great access to schools.”
The second fire station, commonly known as Station 211, will be a pre-engineered steel building, Stewart said.
He said this varies from the current fire station located on U.S. 42, which is now experiencing some rot and mold on the wood support structure.
“We anticipate it to last 50 to 60 years,” Stewart said of Station 211.
The building will have room for five to six bunks, Stewart said. He noted that officials hoped for eight bunks, but “the budget did not allow” for that number.
“This was designed on a tight budget,” he said.
Along with the dorm area, a drawing from Mull and Weithman Architects, Inc. illustrates a dayroom with a kitchen and dining area; physical training room; laundry room; lieutenant’s office; fire prevention office; meeting room; watch room; restrooms and office for the Union County Sheriff’s Office public safety officer, including an interview room.
The south side of the building has vehicle bays, though Stewart noted that the design allows for bays to be added to the other side of the building in the future if necessary.
He said officials estimate bids for the structure will come in “just under $3.8 million,” not including an architect’s fee, construction management fee and costs to furnish the building.
In total, Stewart said the cost is expected to be nearly $5 million.
The entirety of the project is funded through an agreement made with Nationwide Realty during the development of Jerome Village, Stewart said.
Bids for the project will be opened at 11 a.m. Dec. 21.
Stewart said he expects a project timeline to be finalized during the “first few weeks in January.”
In other business, the trustees:
– Approved a development plan modification for The Courtyards on Hyland Run, a residential development located on the west side of Hyland Croy Road, south of Wells Road.
The site will have 85 detached single-family dwellings and 15 two-family dwellings.
The modification will allow eight lots to have slightly larger widths to accommodate a different model of home. Though the open space will decrease from 6.2 to 5.5 acres, the requirement is still met as only 3.3 acres of open space are required.
– Approved a development plan modification for Costco Wholesale Corporation.
Bryan Bender, with Civil and Environmental Consultants, said proposed changes to the parking lot are part of a nationwide program Costco is implementing to improve ADA (Americans with Disability Act) accessibility.
He said the goal is to install the shortest paths possible from ADA parking spots to the front entrance of the building, located on Route 161.
Zoning Inspector Eric Snowden said the number of parking spots will be reduced from 724 to 721 and new parking islands and shade trees will be added.
– Approved a development plan for Parks Drilling Subarea B Lot 2.
Snowden explained that the proposed development will consist of an 11,676-square foot building with areas designated for office activities and a garage, to be used for a pool installation company.
