The outlot in front of the Kroger Marketplace has been sold.
According to information from the Union County Auditor’s Office, Jakes Comer Marysville LLC recently purchased 2.21 acres at 1337 W. Fifth St., in front of the Kroger in the Bethel Woods development.
The site has been in front of a variety of city boards in the past year as developers seek permission to develop the ground.
According to information filed with the city, Northstar Ventures LLC is proposing “a commercial development with a mix of retail and restaurant uses” in the Suburban Commercial District.
Northstar is planning a nearly 8,500 square foot building “which could house both retail and restaurant uses.”
“At a later date, there will be at least one more separate building added which could also house retail and restaurant uses,” according to the information.
Plans for the building indicate there will be four tenants — two larger tenants at the ends and two smaller sites in the middle. The plans also indicate there will be a drive-thru lane and window to service a tenant on the west end of the building.
Officials are not detailing prospective occupants.
“The applicant is taking great care to develop a project which will be designed, constructed and operated so as to be harmonious with the essential character of the general vicinity,” according to information from Northstar.
The developer noted there are other businesses with drive-thru service in the area. Information submitted to the city indicates the developer is also working to “screen the proposed drive through features from Fifth Avenue.”
Northstar has said the site “will be serviced adequately by the existing infrastructure.” It will be accessed by private roads already on the Bethel Woods site and exit onto West Fifth Street.
“The proposed development will make a positive contribution to the economic welfare of the community in the form of created jobs and taxes,” according to information from the developer.
The owner said the plan is to remove a portion of the parking lot to provide space for future building expansion.
Auditor’s office information indicates the property was purchased from Connolly Construction Company for $920,000.
